In order to improve the quality of life in the city and cater to the housing needs of the burgeoning population, the Bangalore Metropolitan Region Development Authority (BMRDA) took steps in 2006 for the development of integrated townships in Bidadi, Ramnagar, Solur, Sathanur and Nandagudi.These townships, they felt, would provide for complete work-home relationship and focused economic activity. After farmers in the many villages in these areas refused to give up their land, the project was stalled.
Five years later, the State government has decided to remove the cap on conversion of agricultural lands in four areas. The government revoked the freeze imposed in 2006 on land owners of Sathanur, Ramanagaram, Solur and Nandagudi, enabling them to go ahead with development and construction activities.
Hitherto, the BMRDA had refused to entertain any application for land development in the areas notified in and around these five towns. Land owners can now approach authorities and seek approval for development. Bidadi too will be included in the list soon.
Prospects for realty
The realty sector should have a reason to cheer with this move. Presently, the profile of industries here is a healthy mix of software, manufacturing and automobiles.
In the Harohalli Industrial Area, where some plans are underway, Phase I and II comprise of industries ranging from a noodles producing plants to a German-based paint manufacturing company. The wide range of industries here will augur well for the residential catchments.
Plans for industrial development
The Karnataka Industries Area Development Board (KIADB) has in its Karnataka Industrial Policy 2009-14, given prominence to Ramnagar District. The district is divided into Kanakapura and Magadi; Channapatna and Ramnagar.
There are five industrial areas and four industrial estates – a total of 12,199 acres of land is available for industries here. “We have plans for industrial development in Sathanur and Solur to have more industrial estates, but since it was notified by the BMRDA it was difficult,” says Balya Naik, Joint Director, District Industries Centre, Ramnagar. “We have 7,000 industries here and have recently notified 1,000 acres in Harohalli Phase III in Kanakapura. The matter is now before the Price Advisory Committee and they will fix the rate,” he adds.
The area covers the villages of Jakkasandra, Jepidramettilu and other villages. The KIADB has a sub-station and water supply is in place for this industrial estate.
There is an investment of over Rs 1,500 crores in Ramnagar presently, and the plans for more industrial activity will give a shot in the arm to residential development.The industrial area will come up parallel to the NH 209 which passes through Kanakapura.
Connectivity
Ramnagar in particular, is connected by NH 209 and NH 206 which pass through this district. The railway double line connecting Bangalore and Mysore will also add to the better connectivity.
Sathanur near Magadi is also well-connected with recent road development projects completed in the area.
