Hoodi, located on the Whitefield-ITPL main road, is one of the prominent areas in Bangalore as it scores high on social aspects and connectivity. As certain regions in East Bangalore are getting saturated, Hoodi is seeing a lot of activities in the real estate domain. Proximity to economic hubs of Whitefield Road, Hoskote, K R Puram, promise of better connectivity in the coming months and improving social infrastructure along this stretch are factors that have driven the growth in this locality.
With the core city areas near saturation, it is one of the suburbs where developers find the large land parcels for IT parks or special economic zones (SEZs). Kishore Kumar of Encarta Constructions said that “A 2BHK with area 1000 -1200 sq ft is costing around Rs 8,000 to 10,000 per month, while a 3BHK with area 1300-1700 sq ft is costing around Rs 12,000 to 14,000 per month depending upon developer, area, neighbourhood and project attributes. Due to the prevailing affordable values, there has been a steady demand in rental residential market. The catchments features like market, shopping mall, hospital and schools are available in the vicinity which make the stay of residents convenient and comfortable”.
Connectivity is the key factor that is leading to this development. Hoody Circle is a prominent junction where four roads, viz. from ITPB, Indiranagar, Brookefields and KR Puram meet. The upcoming developments like up-gradation of the existing NH 207 to a four-lane road connecting Dabaspet to Hoskote, upcoming Bangalore-Chennai Expressway (i.e. 270 km length Expressway) which is being constructed from Hosur and the Metro Rail corridor- all are expected to further improve the infrastructure accessibility of the region in the near future.
